I hope you guys all had a restful and fun Labor Day holiday. I had the family over on Sunday for dinner and to celebrate a couple of birthdays and our anniversary. Nice time for us. Monday was a ‘no work’ zone. I don’t think I did any real estate to speak of but I have gotten lots of questions lately so I thought I would try and answer them here for today’s market.
Can you tell me what my house is worth? – Well, the short answer is ‘yes’. The good news is that most folks are finding out it’s worth more than it was a year ago. More folks are finding they are no longer ‘under water’ and could actually sell in this market. If you are thinking about moving but are not sure if you can, call me. 678-231-1578. We’ll figure out if you can.
I heard there are no houses for sale. Is that true? – Not exactly. We have about 1-2 months of inventory and normally want 5-7 months worth but there are houses to buy. Think of it like a stream. Right now it’s not real deep but it is moving fast. If you are looking to buy we need to get in and see what we can find. There are fewer investors out now buying up low priced inventory but they are still a factor. Prices are really solid and coming up and so are interest rates.

Most experts believe rates may actually move higher. The Mortgage Bankers Association, Fannie Mae, Freddie Mac and the National Association of Realtors are in unison projecting that rates will continue to climb.
If you’re thinking about buying, prices are moving up and if rates go up to it limits what you can do on price. Most folks are concerned about the monthly payment when buying a house and those two things will drive the monthly costs higher.
